The short answer: beyond your mortgage payoff and the commission you negotiate, most Indian Land sellers pay the South Carolina deed recording fee ($3.70 per $1,000), the closing attorney's deed preparation fee, a property tax credit to the buyer, and HOA fees if you are in a community. On a $502,500 home, the typical recent Indian Land sale price, the deed recording fee is about $1,859.
Negotiable and not set by law. Since the 2024 industry settlement, compensation for a buyer's agent is negotiated separately from your listing agreement, and you decide whether to offer any. We lay out the options and how each one tends to affect showings before you sign.
$3.70 per $1,000 of the sale price, made up of a state fee of $1.30 and a county fee of $0.55 per $500. The seller customarily pays it. On $502,500 that is $1,859.
South Carolina requires an attorney to supervise every closing. The seller usually pays for preparing the deed and may pay for related document work. Fees vary by firm, so get the seller fee schedule from the closing attorney early.
Lancaster County property tax covers the calendar year and is paid the following January. At closing, you credit the buyer for January 1 through your closing date, and the buyer pays the full bill when it arrives. The later in the year you close, the larger that credit.
Most Indian Land communities charge a transfer or estoppel (account statement) fee when a home sells, and any dues owed are settled at closing. Fees vary by community, and some associations also charge a capital contribution at transfer; ask your HOA management company for the current amounts.
After the buyer's inspection, requested repairs are usually settled with a repair, a credit, or a price adjustment. Fixing safety and function items before listing usually costs less than negotiating them later. South Carolina also requires sellers to complete a Residential Property Condition Disclosure Statement.
If the home was your primary residence for two of the last five years, federal law excludes up to $250,000 of gain ($500,000 for married couples filing jointly) from income tax. Non-resident sellers may have South Carolina withholding at closing unless an exemption applies. Talk to a tax advisor about your situation; we are not tax professionals.

The main seller costs are the real estate commission you negotiate, your mortgage payoff, the South Carolina deed recording fee ($3.70 per $1,000 of the sale price, customarily paid by the seller), the closing attorney's deed preparation fee, a property tax credit to the buyer for the part of the year you owned the home, HOA transfer or estoppel fees, and any repair credits agreed after inspection. On a $502,500 sale, the typical Indian Land price, the deed recording fee alone is about $1,859.
South Carolina charges a deed recording fee, often called deed stamps, of $3.70 per $1,000 of the sale price ($1.30 state plus $0.55 county per $500). By custom the seller pays it, though it is negotiable in the contract.
Lancaster County bills property tax for the calendar year and it is due the following January, so the tax for the year you sell has usually not been paid yet at closing. The seller typically credits the buyer for January 1 through the closing date, and the buyer pays the full bill when it comes due.
Yes. South Carolina requires a licensed attorney to supervise the closing. Sellers typically pay for deed preparation; ask your closing attorney for their seller fee schedule early so it is in your net sheet.
No. Commission is always negotiable, and buyer agent compensation is now negotiated separately from the listing agreement. We walk every seller through the options before they sign anything.
South Carolina requires withholding on sales by non-resident sellers unless an exemption applies or the seller provides the required residency affidavit. If you do not live in South Carolina, raise it with your closing attorney and tax advisor before listing so the withholding is not a surprise at closing.
