The short answer: Belair at Carolina Lakes homes sold for a median of $481,700 (about $207 per square foot) in 2026 (to Sep 25), closing at 97.5% of original asking price. Prices have held steady since 2022, but homes are taking longer to sell: a median of 58 days to contract, up from 5 in 2022.
Belair is the Indian Land neighborhood I have listed most. I have been the listing agent on 8 Belair sales since 2018, including 7 of the 72 Belair closings since 2022. The typical Belair home is a 4-bedroom built around 2008, with about 2,344 square feet; half of all Belair sales fall between 2,202 and 2,589 square feet, which makes this one of the easier Indian Land neighborhoods to comp accurately.

Belair's price per square foot rose from $164 in 2021 to $194 in 2022 and has held between $200 and $215 since 2023. The change in 2026 is pace, not price: with more competing listings and new construction nearby, buyers are taking longer and negotiating more. A Belair home priced to the last six months of Belair sales, and presented well, still sells quickly. One priced to 2022 memories does not.

Belair homes are similar enough in age and size that small differences move the price: a finished bonus room, a fenced or wooded lot, a newer roof or HVAC, updated kitchen and baths, or a fifth bedroom.
